A Property Condition Assessment (PCA) is a baseline condition assessment of improvements located on a parcel of commercial real estate. The PCA involves a walk-through survey, interviews with site personnel and research of facility documents to evaluate the condition of the building and site. Building and site systems evaluated include the foundation, roof, interior/exterior walls, framing, electrical/mechanical, interior/exterior doors and windows, paved areas, utilities and Americans with Disabilities Act compliance issues. The PCA provides information about significant deficiencies, deferred maintenance items, and material code violations and provides projected costs to address those issues over a specified loan term.
